Services

Preventive home care with clear documentation.

First Due Home Safety helps South Florida homeowners, landlords, and property managers stay ahead of preventable issues through scheduled maintenance-focused observations, basic safety awareness, vendor coordination support, and Home Health Report™ documentation.

Core service categories

Built for routine care, not emergency reaction.

Each visit is designed to keep important home maintenance and safety items visible, organized, and easier to act on.

01

Fire & Life Safety Checks

We visually check key life safety components during scheduled visits, including smoke alarms, carbon monoxide alarms, fire extinguishers, visible egress concerns, and common residential fire risk indicators. When we identify an issue outside our scope, we document it and recommend the appropriate licensed professional or service provider.

02

HVAC Filter & Drain Line Service

South Florida homes rely heavily on air conditioning. Our scheduled visits include AC filter replacement where included in your plan, condensate drain line flush and treatment, basic airflow observation, and visible system condition notes. This helps reduce preventable maintenance issues between professional HVAC service appointments.

03

Electrical Safety Walkthrough

We perform a visual walkthrough for accessible electrical safety concerns such as damaged outlets, missing covers, visible wiring concerns, overloaded areas, and panel-area observations. We do not perform electrical repairs or licensed electrical inspections. Issues are documented and referred to a licensed electrician when appropriate.

04

Exterior & Storm Readiness Review

We review visible exterior conditions that may affect maintenance, water intrusion, drainage, storm preparation, and general property risk. This may include gutters, drainage, exterior openings, impact window condition, roofline observations, and post-storm documentation depending on the selected plan.

Add-on services

Extra support when your home needs more.

Some services sit outside the core visit rotation and can be added based on plan, property condition, or member need.

Dryer Vent Cleaning

A focused add-on for one of the most common preventable residential fire risks. Dryer vent cleaning helps remove lint buildup, support better dryer performance, and reduce avoidable fire risk. Included with Complete where applicable and available as an add-on for eligible members.

Vendor Coordination / Referrals

When specialized work is needed, we can help members move faster by identifying next steps and coordinating with qualified professionals through our approved vendor network. Members are always free to choose their own vendor. Learn more.

What this is

Maintenance-focused observations for everyday home ownership.

Our service is built around routine visibility: checking, documenting, and helping members act sooner. It is especially useful for busy homeowners, seasonal residents, landlords, and property managers who want a structured record of home care.

When something appears outside the scope of maintenance-focused service, we recommend follow-up with the appropriate licensed professional.

Reference standards

Safety awareness informed by recognized standards.

Our maintenance-focused observations are informed by established fire, life safety, habitability, and property-condition standards where they are relevant to routine home care.

NFPA

The National Fire Protection Association develops widely used codes and standards for fire, electrical, building, and life safety. NFPA guidance helps inform our attention to smoke and CO alarms, egress awareness, dryer fire risk, visible electrical red flags, and prevention-first safety habits.

HUD NSPIRE

HUD's National Standards for the Physical Inspection of Real Estate prioritize health, safety, functional defects, and year-round maintenance practices. NSPIRE helps inform how we think about visible conditions inside, outside, and around your home.

These references guide our maintenance and safety awareness process. Our service is not an NFPA inspection, HUD inspection, code enforcement review, engineering evaluation, or licensed home inspection.
Service scope: First Due Home Safety is not a licensed home inspection company and does not advertise its services as a replacement or substitute for a licensed home inspection, specialized inspection, engineering evaluation, or trade-specific service. Our services are maintenance-focused, observational, and documentation-based.
